As we dive into summer, we’re excited to share some of the latest updates from across the Gather team. From a successful new content shoot to improving our guest communication platform, we’ve been hard at work to capture as much traveler demand as possible, and ensure a seamless experience for guests, even as broader market dynamics present new challenges.

 

Our marketing team recently wrapped an incredible shoot across several of our stunning homes and we’re excited to soon roll out this new content across our social media platforms. Every like, comment, and share helps amplify exposure for your property, so if you’re not already following us, now’s a great time to connect!

 

On the revenue side, we’re seeing signs of a more cautious consumer environment this June, with slower booking activity across both Hawaii and the Mainland. While this trend mirrors national data, we’re staying agile and adapting our pricing and distribution for each property to stay ahead of the curve. 

 

And in the spirit of continuous improvement, we’re thrilled to announce the launch of our new guest communication platform, Akia. This shift to a more personalized, text-first experience is a major step forward in delivering the kind of thoughtful, high-touch service today’s luxury travelers expect.

Market & Revenue 

As many of you will have noticed, booking activity in both the Hawaii and Mainland markets has seen a noticeable slowdown this June compared to the same period last year. Data for the month of June highlights year-over-year declines in new reservations across the board, reflecting a more cautious booking environment after several strong months.

 

This trend mirrors broader national patterns noted in AirDNA’s May 2025 U.S. Market Review, which reports a dip in summer demand momentum across many markets. According to the article, national short-term rental demand saw weaker-than-expected growth, with higher supply levels and fluctuating consumer behavior putting pressure on occupancy and pricing.

 

While we’re continuing to outperform the market in several areas, these broader demand headwinds, both in Hawaii and on the Mainland, highlight the importance of staying agile. We’re continuing to monitor booking trends closely and adjusting pricing strategies and marketing efforts in real time to ensure we’re capturing every opportunity in a slower market environment.

This month we wanted to share Guest Origin data which is carefully monitored by our revenue and marketing teams. This information is valuable not only in driving revenue and understanding who our guests are, but also to fine tune our digital advertising efforts to better target and convert high-value travelers.

 

As shown in the latest data, California continues to be our largest source of guests, representing 25.2% of bookings in 2025—down from 29.0% in 2024 but still significantly ahead of any other location. Washington follows at 11.0%, slightly up from 10.6% last year, while other key markets such as Canada (5.0%), Texas (4.8%), Oregon (4.6%), and Colorado (4.3%) remain steady year over year.

 

Understanding where our guests are coming from, particularly with such strong representation from West Coast and Western Canadian markets, enables us to align our marketing, pricing, and partnership strategies accordingly. When paired with airline route and pricing data, this insight helps us better position Gather properties to capture and convert demand from our most valuable markets.

Modernized Guest Communications: Gather’s X Akia Launch!

We’re thrilled to share a major step forward in enhancing the guest experience at Gather! Over the past few months, we’ve officially launched our partnership with Akia, a modern guest communication platform that allows us to deliver more personalized, seamless service throughout the guest journey. This investment represents a meaningful shift toward a text-first communication model, aligning with what today’s travelers expect: fast, convenient, and approachable service.

With Akia, we’re able to offer a high-touch, luxury experience from the moment of booking all the way through post-stay feedback. It also strengthens internal collaboration between our Property Managers and support teams, providing real-time visibility and centralized communication that supports a smoother, more connected reservation experience, one our guests are sure to feel.

Track Owner Portal App - Latest News

We value transparency… 


A couple of months ago, we announced that Track, our property management software partner, had launched a new owner portal app in the Google and Apple stores. After the launch, Track’s work with their external development team unexpectedly ended, which has delayed some initially promised improvements.


Our team at Gather has stayed in close, frequent contact with Track and continues to advocate for clear updates. Track has brought development in-house and is working to resolve issues related to occupancy, income reporting, and statement accuracy. They have assured us we can expect the release of the updated apps in the coming months. 


For now, please continue using the web-based Owner Portal for the most up-to-date information. If you have any questions, our accounting and support teams are always ready to help.

O’ahu Homeowners: Clarification on Ordinance CO 25-02 (Bill 62) regarding 30-day vs 90-day rentals

 

In our February newsletter, we shared an update on zoning regulations for 30-day rental policies. We've received a few questions from owners since due to conflicting messages in the market and wanted to reiterate that as of now, there are no changes to the current enforcement position on O‘ahu.


The City and County still have not established administrative rules or a non-conforming use registration process for rentals operating prior to Ordinance 22-7, both of which would be required before any changes in enforcement take place. Additionally, the Department of Planning and Permitting (DPP) has publicly stated they are focusing on enforcing the 30-day minimum for rentals due to limited resources. 


As a result, any enforcement of the 90-day minimum for non-registered short-term rentals remains delayed and is not expected to proceed in the near future. We continue to closely monitor this situation and are actively engaging with OSTRA to advocate on behalf of homeowners. Your participation, through OSTRA membership and public testimony, remains a vital part of this advocacy effort.
